called the meeting to order. The
warning was read, introductions made, and interested people sworn in.
Skip Taylor presented the Administrative Review. There was a change in the final site plan
that had increased the width from 30 feet to 50 feet in the right-of-way
located at the road access to the property off Rt. 104. Skip had had an earlier conversation with
Wanda Palmer about the 50-foot width vs. the 30-foot wide
ROW. She expressed a wish to keep the rest
of the property in Agriculture and not to have a road that allows access to it.
She asked if a 30-ft wide road could be widened to 50 feet later? Yes.
The road width would need to be 50 feet for 3 or more homes accessed
from that road. Mary Meigs asked if the
right to access Lot 2 could be prevented by any future owner of Lot 1. No; the
deed should state that the right to use the ROW to access Lot 1 will always be
protected. Skip asked Ms. Palmer if she
wanted the width to remain 50 ft. wide or 30 feet for its entire length. Ms. Palmer requested it be 30 feet.
The density calculations and dimensional requirements
were met. Specifications for the
driveway meet Town regulations. There
was additional discussion regarding power access to the lot.
J. Beers moved to accept the recommendation of the Zoning
Administrator with the 30-ft. ROW; B. Murphy 2nd.All in favor.J.
Heyer signed the Findings of Fact and Order.
